Synthetic stucco, for example, is only common in some areas but "standard" stucco can have problems anywhere. FYI, I am a Real Estate Broker, not a home inspector. I did write the article but I did not take the photos. It is a special infrared camera and I believe when the inspector first bought it he said it cost $10,000. I don't think you can just pick one up, but I'm sure they are substantially cheaper now. However, they do not seem to be too common, surprisingly. I suggest you Google "stucco investigation" or "stucco inspection specialist" and see what you come up with. Again, I am NOT a home inspector so please do your homework! We are 1st time buyings and obviously kinda clueless. After reading this, I am trying to find out what material they used. What kind of camera did you use? If I can rent or get my hands on one before the inspection on Friday, I will take some pictures of my own and see if I can see anything like what you posted above. Any other advice would be appreciated. We are really nervous (as most are) buying and with limited funds, we want to be sure we aren't getting into something that will break us. While it is true that they have to start somewhere, that doesn't have to be with you. Often times I think that they can find a connection to be their first client and that works out better than someone random. Certainly there are amazing professionals who have a knack for this right from the start, but you can't deny that experience is usually indicative of a higher skill level. Many have done research and believe they have it "figured out" on their own. The important thing to remember is that there are plenty of ways around initial objections. There are very few homes in my area that have synthetic stucco. However, if you are researching stucco issues be sure to make the distinction between "regular" stucco (which is normally o.k. if it's installed properly) and "synthetic stucco" which is typically bad, period. It's also know as E.I.F.S. Disclaimer: I am not a contractor or an inspector, merely a real estate broker. Do your research. Incidentally, this must be a hot topic because I have way more hits on my blog on this page than on any other page. :) The HomeBuyer's Advocatehttps://www.blogger.com/profile/00248888472737513118noreply@blogger.comtag:blogger.com,1999:blog-4590456859594935000.post-43493799198056410002013-11-22T11:00:19.540-08:002013-11-22T11:00:19.540-08:00Thanks for all the great advice. The problem with modern or synthetic stucco is that it easily absorbs moisture than the traditional one. And we all know that moisture is the main component of mold formation. I think the way to prevent molds from forming on synthetic stucco walls is to seal all the openings on windows and doors to prevent moisture. Even the nails and screws inserted on a stucco wall should be sealed.
